Experts share their knowledge with potential homebuyers

The Housing Services Office at Fort Riley hosted its quarterly Home-Buying Seminar March 20.

The event included information from subject matter experts on aspects of the home-buying process.

“It’s one thing to get word of mouth from other Soldiers, but you need to talk to professionals because some people might leave out bits and pieces of information that are important,” said Spc. Jeremy Salsman, 1st Combined Arms Battalion, 63rd Armor Regiment, 2nd Armored Brigade Combat Team, 1st Infantry Division, who is in the process of buying a home and said the seminar was very helpful.

“It’s really important to have a realtor,” Salsman said. “Buying a home is the biggest purchase you’re ever going to make.”

A local realtor was present at the seminar to talk to potential home buyers and explain how obtaining the services of a realtor can help buyers.

“For a buyer, it doesn’t cost them anything to be represented. The seller pays for the real estate commission, so why wouldn’t you have someone represent you through the process?” said Frank Witt, real estate agent, Realty Executives. “There’s a saying that in a real estate deal, there’s 100 things that could go wrong, but the real estate agent can control about 90 of them.”

A bank representative also spoke at the seminar about the loan process and what the bank’s role is when a person is looking to purchase a home.

“We’re here to help you get through the entire (home-buying) process,” said Melanie Aguto, mortgage lender, Armed Forces Bank.

She explained different types of mortgages, interest rates, escrow and many other financial aspects of purchasing a home.

A representative from the U.S. Department of Agriculture also was available to discuss special loans available through the USDA Rural Development Program.

Additionally, a home inspector spoke about the importance of making sure a home is up to current standards, even if it’s brand new.

The representatives answered questions during the seminar and also were available during breaks and after the seminar for questions and comments from the audience.

“I just came to learn – to educate myself,” said Spc. Josh St. John, 101st Brigade Support Battalion, 1st Armored Brigade Combat Team, 1st Inf. Div.

St. John said he found the seminar helpful and would recommend it to anyone thinking about buying a home.

The next home-buying seminar is scheduled for May.
